Community Home Sales Manager
Location: Knoxville, TN
Employment Type: Full-Time
Compensation: Competitive Base Salary + Performance-Based Commission
Travel: Frequent travel is a major part of this role, including regular local and out-of-state travel.
$35-45k BASE with COMMISSION up to $100K.

We’re looking for a high-energy, relationship-driven Community Home Sales Manager who enjoys sales, meeting new people, traveling, and turning opportunities into results.
This is not a sit-behind-a-desk sales job.
You’ll be on the road visiting communities, touring homes with prospects, helping customers find the right fit, working alongside our property teams, and driving sales and occupancy across our portfolio. If you like variety, enjoy being out in the field, and would rather spend your week meeting people than sitting in the same office every day, this could be a great fit.
Qualified leads are provided through company-approved lead sources. Your job is to build relationships, follow up consistently, overcome objections, ask for the sale, and convert those opportunities into home sales, rentals, and occupied homesites.
What You’ll Do:
Sell Homes, Rentals & Homesites:
- You’ll be responsible for turning qualified prospects into residents and homeowners.
- Sell available manufactured homes.
- Lease available rental homes.
- Lease available homesites.
- Manage prospects from first contact through application, deposit, closing, or move-in.
- Ask confidently for the application, deposit, rental, home sale, or next commitment.
- Meet or exceed individual sales and occupancy goals.
- Help reduce vacant inventory and the number of days homes remain on the market.
- Build a strong sales pipeline and keep opportunities moving.
This is a production-based sales role, and your earning potential grows with your results.
Travel, Tour & Get to Know Our Communities:
Travel is an essential function of this position:
Your territory will include multiple Admiral Communities, and you should expect to spend a significant amount of time traveling between properties.
Depending on business needs, travel may include both local and out-of-state trips.
You will:
- Visit assigned communities regularly.
- Tour available homes and homesites.
- Meet prospective residents in person.
- Work alongside Community Managers and Regional Managers.
- Participate in open houses and sales events.
- Help launch special sales campaigns.
- Visit communities to better understand inventory, market conditions, and customer needs.
- Occasionally work evenings or weekends when needed to accommodate prospective customers.
If you enjoy being on the move, seeing different communities, and having a workweek that does not look exactly the same every day, you’ll probably enjoy this position.
Lead Management & Follow-Up:
Great leads only matter if someone follows up with them.
You’ll be expected to:
- Respond quickly to qualified leads from our call center and approved marketing sources.
- Contact prospects by phone, text, and email in accordance with customer consent requirements.
- Learn what each prospect is looking for, including location, budget, timing, financing, and home preferences.
- Maintain consistent follow-up with every qualified prospect.
- Build and maintain an active waiting list.
- Re-engage prospects when new inventory becomes available.
- Make sure qualified prospects do not disappear because of slow or inconsistent communication.
We want someone who naturally thinks, “What is the next step with this customer?”
Show Homes & Create a Great Buying Experience:
Buying or renting a home is a big decision. Your job is to make the process clear, comfortable, and exciting.
You will:
- Schedule and conduct home and community tours.
- Coordinate showings with Community Managers when appropriate.
- Make sure homes are clean, safe, unlocked, and ready for prospective customers.
- Explain pricing, promotions, financing resources, rental requirements, lot lease opportunities, community policies, and move-in procedures.
- Answer questions honestly and professionally.
- Follow up immediately after tours.
Help customers move confidently from “I’m interested” to “Where do I sign?”
Own Your Sales Pipeline:
You’ll manage multiple prospects at different stages, so organization matters.
You will:
- Maintain accurate records in Rent Manager and company sales tracking systems.
- Document conversations, objections, tours, applications, deposits, and next steps.
- Track active leads, applications, contracts, rentals, and lot lease activity.
- Maintain accurate pipeline reporting.
- Identify stalled prospects and develop a plan to move them forward.
- Communicate obstacles quickly instead of allowing deals to sit unresolved.
Become the Inventory Expert:
You should know your communities and inventory well enough to quickly match customers with the right opportunity.
You’ll become familiar with:
- Available homes.
- Available homesites.
- Pricing.
- Home condition.
- Promotions.
- Community amenities.
- Rental requirements.
- Lot lease requirements.
- Pet policies.
- Repair status.
- Financing resources.
- Move-in procedures.
At any given time, you should be able to answer:
- What is available?
- What does it cost?
- What condition is it in?
- Who is interested?
- What is preventing the sale?
- What happens next?
Know the Market:
You’ll also help us stay competitive.
Responsibilities include:
- Researching competitor pricing and incentives.
- Monitoring local market conditions.
- Sharing customer feedback with leadership.
- Recommending pricing adjustments when appropriate.
- Identifying opportunities to improve photography, listings, staging, repairs, or promotions.
- Helping leadership understand why inventory is moving—or why it isn’t.
Build Strong Relationships:
You won’t work in a silo.
You’ll partner with:
- Community Managers.
- Regional Managers.
- Operations.
- Lenders.
- Home dealers.
- Transporters and installers.
- Vendors and other business partners.
Strong communication and teamwork are essential to getting customers from inquiry to move-in.

Qualifications:
- Three or more years of successful sales experience preferred.
- Experience may include manufactured housing, residential real estate, apartment leasing, automotive sales, homebuilding, retail sales, hospitality, or another consultative sales environment.
- Demonstrated ability to meet or exceed sales goals.
- Strong closing and objection-handling skills.
- Excellent communication and interpersonal skills.
- Strong organizational and time-management abilities.
- Comfortable using CRM systems, Rent Manager, or similar software.
- Ability to work independently while remaining highly accountable.
- Ability and willingness to travel frequently, including out-of-state travel.
- Availability for occasional evening and weekend appointments.
- Manufactured housing experience is preferred but not required for an outstanding salesperson.
Compensation:
- This is a base salary plus performance-based commission position.
- Your earning potential is directly connected to successful home sales, rental move-ins, lot leases, and other qualifying transactions under Admiral Communities’ commission plan.

Work Environment:
This role combines sales, travel, fieldwork, and customer interaction.
Your workweek may include:
- Working from our Knoxville office.
- Driving to communities.
- Touring manufactured homes.
- Meeting prospects.
- Attending open houses.
- Visiting properties in other markets.
- Coordinating with property and regional teams.
- Completing follow-up and pipeline management from your laptop or mobile device.
Frequent automobile travel is required, and candidates should be comfortable with regular travel as a normal part of the position—not an occasional exception.
Physical Requirements:
- Ability to sit, stand, and walk for extended periods.
- Ability to travel frequently by automobile.
- Ability to walk community properties and enter manufactured homes.
- Ability to lift up to 25 pounds occasionally.
- Ability to operate computers, mobile devices, and standard office equipment.
