We are seeking a highly motivated, relationship-driven Community Home Sales Manager to drive home sales, rental move-ins, and lot lease occupancy across our portfolio of manufactured housing communities.
This is a production-based sales position designed for someone who enjoys meeting people, building relationships, overcoming objections, closing sales, and earning commission based on performance.
Qualified leads are provided through company-approved lead sources, and your success will be measured by your ability to convert those opportunities into completed home sales, rentals, and occupied homesites.

Position Summary

The Community Home Sales Manager is responsible for managing prospective customers from their first inquiry through application, deposit, move-in, home purchase, rental, or lot lease.
This position serves as the primary sales representative for assigned communities and is responsible for responding quickly to leads, qualifying prospects, conducting tours, maintaining consistent follow-up, overcoming objections, asking for the sale, and delivering an exceptional customer experience.
The successful candidate will become an expert on Admiral's communities, available inventory, pricing, financing resources, policies, promotions, and move-in procedures while maintaining a strong sales pipeline and consistently achieving occupancy goals.

Key Responsibilities

Sales & Revenue Generation

  • Sell available manufactured homes.
  • Lease available rental homes.
  • Lease available homesites.
  • Convert qualified leads into completed sales, rentals, and move-ins.
  • Maintain a strong sales pipeline from initial inquiry through closing.
  • Professionally ask for the application, deposit, sale, rental, or next customer commitment.
  • Meet or exceed individual sales and occupancy goals.
  • Maximize occupancy and reduce inventory aging across assigned communities.

Lead Management & Customer Follow-Up

  • Respond promptly to qualified leads provided through the company call center and approved marketing sources.
  • Contact prospects by phone, text, and email in accordance with customer consent requirements.
  • Qualify prospects based on household needs, timeline, financing, price range, preferred location, and desired home features.
  • Maintain consistent follow-up with every qualified prospect.
  • Build and maintain an active waiting list of prospective customers.
  • Ensure no qualified prospect is lost because of poor communication or inconsistent follow-up.

Home Tours & Customer Experience

  • Schedule tours with prospective customers.
  • Coordinate tours with Community Managers when appropriate.
  • Verify homes are clean, unlocked, safe, and ready for showing.
  • Conduct professional home and community tours.
  • Explain community amenities, policies, pricing, financing options, rental requirements, lot lease opportunities, and move-in procedures.
  • Follow up immediately after each tour.
  • Deliver an outstanding customer experience throughout the sales process.

Pipeline & Sales Management

  • Maintain accurate records in Rent Manager and company sales tracking systems.
  • Document customer conversations, objections, tours, applications, deposits, and next actions.
  • Monitor active leads, applications, contracts, rentals, and lot lease activity.
  • Maintain accurate pipeline reporting.
  • Identify stalled prospects and develop action plans to move opportunities forward.

Community & Inventory Expertise

Become the expert on every assigned community, including:
  • Available homes.
  • Available homesites.
  • Home pricing.
  • Home condition.
  • Current promotions.
  • Community amenities.
  • Rental requirements.
  • Lot lease requirements.
  • Pet policies.
  • Repair status.
  • Financing resources.
  • Move-in procedures.

  • What is preventing the sale?

Market Analysis

  • Research competitor pricing and incentives.
  • Monitor market conditions.
  • Recommend pricing adjustments when appropriate.
  • Recommend improvements to photography, listings, staging, repairs, or marketing.
  • Provide leadership with customer feedback and market intelligence.

Relationship Management

  • Build strong working relationships with Community Managers, Regional Managers, Operations, lenders, home dealers, transporters, installers, and vendors.
  • Coordinate effectively throughout the customer buying process.
  • Communicate inventory needs and sales obstacles promptly.

Travel

  • Travel regularly between assigned communities.
  • Participate in open houses, community events, and special sales campaigns.
  • Work occasional evenings and weekends based on customer demand.

Compliance & Professional Standards

  • Follow Fair Housing requirements.
  • Protect customer privacy.
  • Follow customer consent requirements for communication.
  • Conduct all sales activities ethically and professionally.
  • Accurately represent homes, pricing, availability, and community policies.
  • Follow all Admiral Communities policies and procedures.

Compensation & Sales Performance

This is a base salary plus performance-based commission position.
The Community Home Sales Manager has significant earning potential through successful home sales, rental move-ins, and other qualifying transactions under Admiral Communities' commission plan.

Qualifications

  • Three or more years of successful sales experience in manufactured housing, residential real estate, apartment leasing, automotive sales, homebuilding, retail sales, hospitality, or another consultative sales environment.
  • Demonstrated history of meeting or exceeding sales goals.
  • Strong objection-handling and closing skills.
  • Excellent communication and interpersonal skills.
  • Strong organizational and time management abilities.
  • Ability to manage multiple prospects simultaneously.
  • Comfortable using CRM, Rent Manager, or similar property management software.
  • Ability to work independently while remaining highly accountable.
  • Willingness to travel frequently.
  • Availability for occasional evening and weekend appointments.
Manufactured housing experience is preferred but not required for an outstanding salesperson.

Work Environment

This position requires frequent travel between Communities and regular interaction with prospective residents, Community Managers, Regional Managers, Operations, lenders, vendors, and business partners.
The work environment includes offices, manufactured homes, community properties, and travel throughout assigned territories.
Occasional evening and weekend work may be required.
