Admiral Communities is hiring a Special Projects Manager to lead critical operational initiatives across a growing national portfolio of manufactured housing communities.

This is a high-travel, high-impact role designed for a proven operator who can step into communities, take ownership, solve problems, train team members, and drive performance improvements.

You will spend the majority of your time in the field (4–8 weeks at a time) leading operations, stabilizing communities, and improving execution across the portfolio.

What You’ll Do:
Execute High-Priority Operational Initiatives:
  •  Lead key initiatives across the portfolio, including: 
    •  Property stabilization.
    •  Manager training and onboarding.
    •  Process implementation and improvement.
  •  Work directly with leadership to drive execution and results.

Stabilize Communities:
  •  Step into communities with: 
    •  Manager vacancies.
    •  Underperformance.
    •  Operational breakdowns.
  • Take full ownership of day-to-day operations when deployed:
  •  Restore: 
    •  Collections.
    •  Occupancy.
    •  Operational execution.

Train & Develop Community Managers:
  •  Train new and existing managers in the field.
  •  Implement: 
    •  Rent Manager workflows.
    •  Collections discipline.
    •  Leasing standards.
    •  Daily/weekly operating rhythms.

Improve Portfolio Performance:
  •  Identify operational gaps across communities.
  •  Drive consistency in execution and standards.
  •  Support Regional Managers by improving outcomes and reducing escalations.

Support Operations (when not traveling):
  •  Assist with: 
    •  Reporting and KPI tracking.
    •  Process documentation.
    •  System improvements (Rent Manager / workflows).

Travel Expectations:
  • ~80% travel required.
  •  Assignments typically 4–8 weeks at a time.
  •  Communities located nationwide, with a focus in the Southeast.
  •  Housing and travel expenses covered.

What Success Looks Like (First 90 Days):
  •  Successfully stabilize at least one underperforming or vacant-manager community.
  •  Train at least one Community Manager to full operational competency.
  •  Demonstrate ability to take full ownership of a site with minimal oversight.

Who This Role Is For:
  •  A proven operator with experience in property management or multi-site operations who has: 
    •  Successfully improved or turned around a struggling property or operation.
    •  Experience training, leading, or developing team members.
  •  Someone who: 
    •  Thrives in fast-changing environments.
    •  Is comfortable traveling most of the time.
    •  Takes ownership and acts without waiting for direction.

Who This Role Is NOT For:
  •  Candidates who prefer routine or single-location roles.
  •  Candidates without experience improving or owning performance outcomes.
  •  Candidates unwilling to travel extensively.

Compensation:
  • Base Salary: $60,000 – $70,000.
  • Bonus: Quarterly performance-based bonus tied to: 
    •  Property stabilization outcomes.
    •  Training effectiveness.
  •  Travel and housing provided.
